How does one purchase property in Mexico? Is there anyone to help me with the process?
Owning Land in Mexico
Foreign nationals may hold title to land in Mexico in the restricted zones of 50 kms from the coast and 100 kms from a national border by means of two constructs. They were put in
place in the mid 1990s to encourage investment of foreign nationals in those restricted zones. Those constructs are.... Fideicomiso for real estate that is to be residential and a
Sociedad Anonima (SA) (corporation) for land where business is to be conducted. We formed a SA as the development company to create the community on the land which will then sell the
condo units once the infrastructure is in place. Individual purchasers of the condo units will hold title with a Fideicomiso. We are working with a well-respected law office in Chetumal
to make sure that all will be in order before moving on to the next step.
Maricasa SA de CV holds title to the property. It will act as the development company to create the community by selling units (building sites which may or may not include a dwelling).
The development company will offer 4 to 5 house plans with specific sized plans associated with various building sites. Once the large majority of the homes have been built, the
developers will turn the management of the community over to a condominium association with all owners participating in the management. As in the US or Canada, the Homeowners
Association comes with covenants and restrictions for the community. As much as we do not want a lot of rules and regulations, we do want to maintain property values and the peace and
tranquility that living in Mexico offers.
When we are able to offer lots for sale, we will have a staff person assist you with all of the purchase process from start to finish.

This is the preliminary site plan for Maricasa. So far there is one dwelling on the property. Click on the photo above to read about Chu'UnChe', the rental
house. Lots are not for sale yet, but you can come and visit and stay in the rental house.
In the future there will be 4 RV spots up toward the road and 25 individual cabañas plus a caretakers cabaña near the front entrance. Near the water at
the top of the photo is the planned community building with two docks extending into the water. Scattered around the land you can see several ruins. The
road is to the left and the 320 feet of waterfront are toward the right. The plan is oriented with North at the top of the drawing. There will be changes
made as we move along, but we want to share the plan as it evolves.
